Who Is This For?
Dilapidations is the term given to a claim made by a landlord against a tenant for the cost of reverting a property back into repair at the end of a lease. Naturally, a landlord will try to maximise this claim, whilst the tenant will seek to minimize the claim. There are a number of factors that will impact on this claim including market conditions, legal limitations and the terms of the lease.
What We Provide
Like party wall surveys, there are always two parties to a dilapidations claim and we can provide expert assistance in both circumstances. If working under the authority of the landlord, we will be able to examine the property and help you recover the value of your property. Alternatively, if you are the tenant, we will assist you in scrutinizing the strength of the claim and guide you towards finding the best solution in the circumstances.
